Do you want to sell an apartment or house in Munich or its suburbs by proxy, without being present at the transaction and negotiations? It is possible and easy. More details on what you need for this and how the entire sales process works are described below:

  1. The most important thing is probably a notarized power of attorney in your country, additionally certified by an apostille. The apostille is made at the Ministry of Justice.
  2. Now you must translate this power of attorney with an apostille into German, and by a sworn translator (this is also essential).
  3. Now it’s up to the realtor, who can also be your trusted person. The broker must professionally evaluate and give the property a market price and find a buyer.
  4. A buyer is found – the buyer and the authorized person agree and are introduced to the notary. He draws up a preliminary purchase and sale agreement.
  5. You, as the owner, receive the contract from the notary for review and have the right to make your own amendments; just like the buyer.
  6. Now that you have read the contract and agree with it, your authorized representative and the buyer sign the purchase and sale agreement at an official reception with a notary.
  7. Once the transaction is notarized, the buyer must transfer the full amount for the property by bank transfer to the seller’s German account in accordance with the contract. Your authorized representative is not involved in receiving the money.
  8. Once the entire amount has been received, the property becomes the property of the buyer.
