In general, it can be said that the most prestigious suburbs of Munich are concentrated in the southern part of Munich. There is also one pattern: the closer the suburb is to Munich, the more expensive it is, as a rule. For example, Pulach, Grunwald and Starnberg und Berg are among the most popular places. The remaining prestigious suburbs have their own beautiful lakes or are resort towns (on our list, this is Bad Tölz). There are no multi-storey buildings here, but only private houses with interesting architecture or small club houses. There is a lot of greenery and very few foreigners, unlike in large cities, which especially attracts wealthy Germans and investors. An atmosphere of peace, serenity, cleanliness, and a high standard reign in these elite suburbs. The numbering is not an indicator of location or rating. The 9 listed suburbs, or rather one of them, a Gemeinde (community) has its own characteristics. All of the named suburbs are located as close as possible to Munich (within a radius of 70 km) , which was our goal. There are of course other suburbs, like Garmisch-Partenkirchen, but they are much further from Munich.
Starnberg is located on the famous and prestigious Starnberg Lake (Starnbergersee) and is undoubtedly the first elite suburb of Munich. This small town with 23,741 residents is located 25 kilometers from Munich and for many is more of a luxury resort town. Wide well-kept beaches of the lake, the best clinics, exquisite restaurants, cafes and of course elite real estate are offered by this town. Here you can see luxurious mansions and villas in any style and it is not uncommon to meet famous people of Munich and Germany. Peace, cleanliness and a high standard of living reign here. The current average price of a house per m² is about 11,870 euros, the average price of an apartment per m² is about 9,259 €.

2. Berg, 3. Tutzing, 4. Seeshaupt
Berg, Tutzing and Seeshaupt, like Starnberg, are located on Lake Starnberg, but unlike Starnberg, they are not cities, but Gemeinde (urban settlements) with 8,200/9,893/3,200 residents and are located 29-35 km from Munich. These 3 settlements have much in common and are located close to each other geographically. Real estate prices are already lower here. The current average price of a house per m² in Berg is about 8,600 euros, the average price of an apartment per m² is about 7,000 € . Approximately the same prices in Tutzing and Seeshaupt. Here you will find complete peace, tourists are extremely rare here, but here you also have all the delights of life, as in Starnberg: the lake and nature and a pleasant neighborhood. Here you can also very rarely meet foreigners.

5. Pullach
Pulach is located 11 kilometers from the center of Munich and has 9,000 residents in its urban settlement. Pulach lies on the Isar River and has rich vegetation with a large Forstenrieder Park and, of course, an elite crowd and neighborhood. Pulach can be called more of a continuation of Munich, but with the advantages of country life. In 20 minutes you can get to the Munich station by train. The current average price of a house per m² is about 12,500 euros, the average price of an apartment per m² is about 8,556 €. The average price of real estate in Pulach is higher than the average price in Munich. And of course there are not so many foreigners here, which is especially attractive for wealthy Germans and investors.

Grunwald is a neighboring urban settlement of Pulah. Pulah is located 12.3 kilometers from the center of Munich. Grunwald has 11,382 (as of 2022 https://www.gemeinde-gruenwald.de/rathaus/zahlen—daten—fakten/144.Gruenwald-im-Ueberblick.html ) residents. Grunwald also lies on the Isar River and has rich vegetation. Grunwald can also be called, like Pulah, an extension of Munich, but with the advantages of country life. In 36 minutes you get to the Munich station by train. The peculiarity of Grunwald is that many celebrities live here and some of the most interesting offers of villas and houses. So if you want to buy luxury real estate / villa closer to Munich, then this is a great option. 7. Tegernsee
Tegernsee is a picturesque town located right on Lake Tegernsee in the district of Miesbach, 54 kilometers (along the A8 motorway) from the center of Munich. The city is located in a valley, right at the foot of the northern Alps, as you can see in the photo. By public transport, you can get to Munich by regional train in 1 hour and 10 minutes at the fastest. On a daily basis, this is certainly not a lot. But if you are looking for a picturesque elite place in close proximity to the mountains and not far from Munich, then this is exactly the place. Tegernsee has the status of a city, although there are about 3,700 residents here. The current average price of a house per m² is about 10,840 euros, the average price of an apartment per m² is about 9,855 € in 2025. And real estate prices here are not cheaper than in Munich, primarily due to the prestige and high level of this suburb of Munich.

8. Bad Tölz
kiBad Tölz is located 54 kilometers from Munich and has the status of a city with 19,000 inhabitants. The mountain river Isar flows through this resort town. There are many cafes, excellent restaurants and a well-known clinic, like in Starnberg. By regional train you can get to Munich in 1 hour, by car the journey will take about 50 minutes. The price of real estate here is also much lower than in other suburbs of Munich. The current average price of a house per m² is about 7,797 euros, the average price of an apartment per m² is about 6,154 €. This suburb is a good inexpensive option for investment in the suburbs of Munich.

9. Kochel am See
Kochel am See is a resort town (village) 70 kilometers from Munich with 4165 (as of 2022) residents. This picturesque place is located on Lake Kochel and is located at the foot of the northern Alps.
